Davis is a very poor University town. Landlords are out to take full advantage of the student population - they do not respond to problems and they gouge students at every opportunity. Housing is inadequate in the town and that drives up the cost.

The Davis Police Department (the city police not the the UCD police) is one of the worst police organizations in the state. The Davis Police seems to enjoy bullying students and they apparently mistreat minorities.

My general impression is that the residents of Davis would prefer to have the UCD students to go away - they do not like the students and they demonstrate that always.
